Best Time of Year to Pressure Wash Your Home in Illinois
If you live in Carol Stream or anywhere in DuPage County, timing matters more for pressure washing than it does in mild climates. Illinois weather is brutal — wet springs, humid summers, freeze-thaw winters — and the wrong timing means you either get a worse result, pay more, or have to redo the job sooner. Here's the straight answer on when to book each service.
📌 Quick answer: Spring (late April through early June) is the best overall time for house washing and driveway cleaning. Fall (October–November) is essential for gutter cleaning. Deck cleaning works best in late spring or early fall. Avoid mid-winter and the rainiest weeks of April.
House Washing: Late Spring (April–June)
Carol Stream homes accumulate the most visible dirt and mold during the cool, damp months of late winter and early spring. By the time April rolls around, the north side of most homes looks gray-green from algae and the south side looks dingy from pollen and road grit. This is when soft washing pays the highest dividends — the home looks dramatically better right when you start spending more time outside.
Late April through mid-June is also when daytime temperatures are reliably above 50°F (a requirement for the cleaning chemicals we use to work properly) and you avoid summer's worst humidity. We can wash year-round when temperatures cooperate, but spring is the sweet spot for both effectiveness and "wow factor."
Why not summer for house washing?
Summer works, but: it's our busiest season (longer wait for appointments and slightly higher demand pricing), and Illinois humidity means cleaning chemicals can dry too fast on hot south-facing walls. If you book in summer, schedule for morning or an overcast day.
Driveway & Concrete: Spring or Early Fall
For driveways, the priority is removing winter road salt and oil stains before they cause permanent damage. Salt is alkaline and corrodes concrete over time, leading to spalling and pitting. The best time to clean: as soon as winter is reliably over (mid-April in Carol Stream) and again in October if you do heavy outdoor entertaining.
If you only do it once a year, do it in spring. Salt sitting on concrete all summer is much more damaging than leaves sitting on concrete all winter.
Deck & Fence Cleaning: Late Spring or Early Fall
Deck cleaning depends entirely on what you plan to do next:
- Cleaning + staining: Mid-May to mid-June. The deck needs 48–72 hours to dry after cleaning, and stain needs warm (60°F+), dry weather to cure properly. Summer heat is fine for staining but humidity slows curing.
- Cleaning only (no stain): Anytime from May through October. Avoid July/August if your deck is in full sun — chemicals dry too fast.
- Pre-winter clean (no stain): Mid to late October. Removes a season's worth of mildew and pollen before winter sets in. Surface dries fast in dry fall weather.
Gutter Cleaning: Late October to Early November
This one is non-negotiable for Illinois homeowners. You need your gutters clean before the first hard freeze, and that freeze can come as early as mid-November in DuPage County. Clogged gutters during a freeze cause ice dams, which force water under your shingles and into your attic — a $5,000+ repair you definitely want to avoid.
The ideal window is roughly October 25 to November 15 — after most leaves have dropped from Carol Stream's mature oaks and maples, but before the ground freezes. A second cleaning in spring (April) is recommended if you have cottonwoods or willows nearby that drop seed pods.
What to Avoid
Mid-winter (December–February)
Pressure washing in freezing weather doesn't just work poorly — it can crack concrete and damage equipment. We don't book washing services when nighttime lows are below freezing for multiple consecutive days. Gutter cleaning we can still do on mild winter days, but it's far better done in fall.
The rainiest weeks of April
Illinois Aprils can be soggy. Working in steady rain is fine on hard surfaces but pointless on house siding — rain dilutes cleaning chemicals before they can do their job. We monitor the forecast and reschedule when needed.
The day before a forecast freeze
Freshly washed concrete that still has water in its pores can crack if temperatures drop below freezing overnight. We won't clean concrete when the overnight low is forecast under 35°F unless we have full sun and warm wind to dry the surface first.
